Timescales and next steps
We are at the beginning of a process of investment and renewal that will take some years for Raven to deliver. It will take time to design, consult and then reach final decisions on how our investment can maximise improvements and benefits in Preston for our customers and members of the wider community. Raven is also working with a number of external partners on Preston’s renewal, including community groups and the borough and county councils, who are key to the wider benefits being fully realised.
Proposed development phasing
As we are at an early stage, timescales are not yet finalised but we don’t expect redevelopment work to start for at least two years. Building works will be staggered over a number of years, this approach means:
The number of residents and businesses experiencing disruption at any one time is minimised.
New homes are ready before the next phase, helping keep the community together.
Shops will remain available throughout, as the new local centre at Merland Green will open before Marbles Way shops are redeveloped.
The below plan and timeline are colour coded to help explain the phasing by area. The timeline shows the potential schedule for each area. It is designed to give residents a guide on when rehousing is likely to begin and when the new homes are expected to be completed. The dates may change but we’ll keep you informed.
Redeveloping these 144 homes is part of Raven’s ongoing commitment to providing homes that are fit for the future. We will continue to make improvements across our other properties in line with this vision.

What are the next steps?
Raven will engage and consult our customers and wider community throughout this process. We will continue to listen to feedback from local people and make changes to the proposals where possible and appropriate, and where comments align with our aspirations and key goals for Preston.
Following our consultation and your feedback in October 2025, we’re now developing plans to deliver our shared ambition - to create a neighbourhood that feels safer, greener and easier to get around. We will return in the coming months to share the updated proposals, show how your input has shaped them, and give you further opportunities to speak directly with the team. As before, there will be a range of ways for residents to get involved and find out more.
