Emerging housing plans

Indicative home sizes and layouts

The below plans introduce typical 1, 2 and 3 bedroom homes; designed to meet modern space standards, be energy efficient and support comfortable everyday living. They show an example of the size, layout and appearance of what future homes across the Preston area could look like.

Modern space standards for every home:

All new homes will meet modern space standards. They will have well-planned layouts; meaning rooms will be well-sized and practical, with improved storage to support everyday living.

Flexible living spaces:

Smaller homes, like one-bedroom flats, usually have a combined kitchen, dining and living area, creating a sociable and welcoming heart of the home. Larger homes often include a separate kitchen and dining area, or a combined living/dining space, giving more flexibility while providing generous space, natural light, and comfort for everyday family life.

Understanding the local context

We are developing the design of the new homes in the Preston area, taking care to create homes that feel right for the neighbourhood and fit in with what is already here.

The area includes homes from different time periods — from Victorian and 1930s houses to post-war and more modern developments. We’ve been looking closely at their building styles, roof shapes, materials, streets and green spaces to help shape our proposals. We are also working closely with the Council’s planning team to make sure the designs respect the character of the area while providing modern, sustainable homes for the future.

How the local context informs the proposals

The most common homes around the Preston area - and across much of Surrey - are detached and semi-detached houses with simple, traditional features. These often include tile pitched roofs, gables or hipped roofs, chimneys, and brick at ground level, giving them a recognisable suburban character.

By studying the buildings and streets around the area, we have identified the key features and details that can help guide the design of the new homes, so they feel in keeping with the neighbourhood.
